If you cancel in more than 7 days prior to arrival, you'll get a(n) 0% refund.
If you need to cancel in less than 7 days prior to arrival, you'll receive a(n) 0% refund.
In case of a no-show or a cancellation submitted in less then 48 hours before arrival, you will get a(n) 0% refund.
If you check out prior to your original departure date, you will receive a(n) 0% refund of the value of the unused nights.

Cancellation Policy:

NOTE: Our cancellation policy is enforced only when we are unable to rebook your nights at the same rate you were charged.Please understand, once your booking is placed, it is then sandwiched between other bookings. If you have chosen a popular week or weekend to travel, given enough notice, we can probably rebook your nights. If you've booked some odd span of time - weekdays or dates within an unpopular month, we may not be able to book some or all of your nights. In situations like these we often to place a "Hot Deal" ad and offer your dates at a reduced rate.

Cancellation Schedule:

• Less than 30 days notice: Deposit refunded in full, less $150 rebooking fee
• 14+ days notice: 1st Full nights stay + $150 rebooking fee
• 7+ days notice: $400 rebooking fee
• 7 days or Less notice: Charged in full for the entire reservation (no rebooking fee charged)

Our Smoking Policy:

No Smoking allowed in any of our apartments. If you or your guests need to smoke, they must smoke outside and take care that smoke doesn't travel into any of our apartments.

We accept pets, all sizes, our primary concerns are noise (Big dog? Big bark.) and do to the Hardwood flooring in most of our apartments - weight. Pet clean fee will apply, please inquire:

Your privacy is very important to us - we don't like junk mail either!
We honor your response to our business and will never share your information with anyone else. Nor will we contact you to tell of "vacation specials" etc. etc. When you need us, you know where to find us.

Our Policy Towards Gays:

We welcome Gays! I would love for our company to bare the TAG seal of approval. At this time, we cannot afford the annual fees to become a member.

The number of people on your confirmation are the number aloud in your rental. If you invite additional guests to your Baxter 5 rental, you run the risk of being evicted and losing all monies paid and owed for the full duration of your booking.
